Article 1 — Purpose and acceptance
These terms set out the rules for accessing and using the ImmoJeune platform, published by 3WRE (see the legal notice). The user accepts them by creating an account. Paid services are additionally governed by the terms of sale specific to each type of user: tenants, landlords, professionals; schools are governed by their contract. In the event of conflict, the terms of sale prevail for the service they cover.
ImmoJeune may amend these terms. The applicable version is the one published on the website, dated at the top of the page; a user who refuses it may close their account. A booking or subscription in progress remains governed by the version accepted when it was taken out.
Article 2 — The service
ImmoJeune is a housing platform for students and young professionals. It publishes rental listings posted by private landlords, agencies, residences and other professionals. It forwards tenants' applications to advertisers and offers, for certain listings, an online booking and payment service.
ImmoJeune hosts listings and messages without being their author. It is not a party to the leases concluded between tenants and advertisers. It does not visit properties, negotiate rental terms or draft leases.
The school portals (ImmoJeune for School) are areas reserved for the students of a partner institution. These terms apply to them. The institution may restrict the listings visible on its portal.
Article 3 — Account
Access to listings is free. Applying, publishing a listing or exchanging messages requires an account. The user logs in via a link sent by e-mail or through a Google, Facebook or LinkedIn account. The user provides accurate information and keeps it up to date. The user is responsible for the use of their account and does not lend it.
The user must be of legal age. A minor may use the platform with the consent of their legal representative, who signs the lease.
The user may close their account at any time from their personal area. A booking or subscription in progress then follows its own terms.
Article 4 — Status of advertisers
Each listing states whether it is published by a private individual or by a professional. A contract concluded with a private individual does not fall within consumer law. The residential lease nevertheless remains subject to the French Act of 6 July 1989, whoever the advertiser.
Article 5 — Ranking of listings
Search results are filtered according to the criteria entered: city, budget, type of accommodation, dates. By default, their order takes into account:
- the paid promotion options taken out by the advertiser;
- whether the listing is open to online booking;
- the paying-customer status of the professional advertiser (partner agency or residence);
- the date on which the listing was last updated.
Article 6 — Applications
A user may send up to 3 applications per day free of charge. Beyond that, they may take out the ImmoJeune Plus subscription, described in the Terms of Sale for Tenants. An application transmits the tenant's file to the advertiser concerned, and to that advertiser alone. The advertiser may only require the documents authorised by Decree No. 2015-1437 of 5 November 2015. Any abusive request may be reported to ImmoJeune.
The user may create up to 5 e-mail alerts on their search criteria free of charge, and delete them at any time. Each alert e-mail contains an unsubscribe link.
The user may publish a review on the platform. The review reflects a genuine experience. Only a logged-in user may publish a review. Each review is checked by the ImmoJeune team before publication, which rejects reviews that are abusive, off-topic or manifestly false. ImmoJeune does not verify that the author rented accommodation through the platform, and does not pay for any review.
Article 7 — Messaging and off-platform payment
Messaging is to be used for exchanges relating to a property. To prevent fraud, ImmoJeune may automatically analyse messages and mask contact details (e-mail, telephone) exchanged before a booking. No message is read by a human except in the event of a report, a fraud check or a request from an authority.
ImmoJeune never asks for payment by money order, transfer abroad or prepaid card. Any such request is a probable attempted scam and should be reported.
Article 7 bis — Partner listings and services
Some listings redirect to a partner's website, which pays ImmoJeune for each visit or rental. The platform also presents third-party services: rent guarantee, home insurance, housing benefit simulator, property surveys. These services are governed by their provider's terms. Where the applicant states in their application that they need a guarantor, their request is forwarded to ImmoJeune's rent guarantee partner, which contacts them. For other services, the user's contact details are only forwarded to a partner with their consent.
Article 8 — Prohibited content
The following are prohibited in particular:
- a fictitious or misleading listing, or one relating to accommodation that the advertiser does not have at its disposal;
- indecent housing or a rent in breach of rent control;
- any discrimination in the choice of tenant (Article 1 of the French Act of 6 July 1989, Article 225-1 of the French Criminal Code);
- abusive, harassing or illegal content, or content infringing the rights of a third party;
- use of the platform for canvassing, reselling data or circumventing paid services.
Article 9 — Reporting content
Anyone may report content they consider illegal, using the reporting link on listings, or by e-mail to [email protected]. The report states the content concerned, the reasons and, if possible, the identity of its author. ImmoJeune acknowledges receipt, examines it promptly and informs the person who made the report of its decision.

Article 10 — Moderation and sanctions
ImmoJeune checks listings using automated tools and a human team. It may refuse or remove a listing, limit its visibility, or suspend or close an account that breaches these terms or the law. The measure is proportionate to the breach.
Every decision is notified to the user, together with its grounds, the facts relied upon, the extent of automation and the means of redress. The user may challenge it free of charge with the support team, which reviews it with human involvement. The user retains the right to bring the matter before the courts.
In the event of proven fraud (forged documents, identity theft, scam), the account is closed without notice. Any subscription in progress is then terminated automatically, without any action on the user's part.
Article 11 — Intellectual property
The platform, its trade mark and its editorial content belong to 3WRE. The advertiser grants ImmoJeune, for the duration of publication, the right to reproduce its texts and photos on the platform, on the school portals and with its distribution partners. The advertiser warrants that it holds the rights to this content.
Listings may be redistributed on partner websites. Contact requests coming from these websites go through ImmoJeune.
Article 12 — Personal data
Data processing is described in the privacy policy. An advertiser who receives an application file uses it solely to choose its tenant. It deletes unsuccessful files as soon as its selection is complete.
Article 13 — Liability
ImmoJeune is bound by an obligation of means as regards the operation of the platform. It is liable for its own failures. It is not liable for the content of listings, the condition of properties or the performance of leases, unless it had knowledge of manifestly illegal content and failed to act promptly.
Article 14 — Complaints, mediation, governing law
Any complaint should be sent to customer service: [email protected]. These terms are governed by French law. Consumers may bring proceedings before the court of their place of residence or any other court having jurisdiction under the law.
In accordance with the provisions of the French Consumer Code concerning "the consumer dispute mediation process", after contacting us and in the absence of a satisfactory response, you may have recourse, free of charge, to a consumer mediation procedure with:
