Version of 5 October 2026. In force upon subscription for new Partners, and on 20 October 2026 for existing Partners, who have been informed at least 15 days in advance. These general terms of sale are concluded between the company 3WRE, publisher of the ImmoJeune platform, and real estate professionals. The platform Terms of Use apply in addition.

Article 1 — Definitions
- "User": a person who uses the ImmoJeune platform or its professional area.
- "Partner": a legal entity, being a real estate professional (residence, agency, managing agent, young workers' hostel), which subscribes with 3WRE to a paid listing distribution service.
- "SITES": the immojeune.com platform, its professional area (pro.immojeune.com) and the ImmoJeune for School portals.
Article 2 — General
ImmoJeune: a housing platform for students and young professionals. Its advertisers are student residences, estate agencies, young workers' hostels, youth hostels, flat-shares, social landlords and private individuals.
ImmoJeune for School: private housing portals offered to schools and universities.
Professional area: it enables the Partner to manage its listings, availability, promotions, included or optional services, import and export feeds and applications. It is reserved for real estate professionals.
Article 3 — Purpose
These terms define the conditions under which 3WRE distributes, on the SITES, the rental listings for the accommodation operated by the Partner.
They confer no exclusivity: the Partner may distribute its listings by other means, and 3WRE may offer similar services to other advertisers.
Article 4 — Obligations of the parties
The parties maintain an efficient service and up-to-date data, and ensure a high-quality welcome for visitors to the SITES. They inform each other, within 24 working hours, of any difficulty relating to this contract.
Article 5 — Services provided by 3WRE
5.1 — Distribution of listings
3WRE distributes the Partner's listings on the SITES, once the Partner has provided the necessary information. The Partner publishes and updates its listings from its professional area or by feed. It may also request a modification by e-mail to [email protected]: 3WRE makes it within 48 working hours.
5.2 — Updating of listings
Updating covers the modification of the characteristics of the accommodation, the rent, the amenities and, more generally, any element of the offer, as well as the removal of a listing that has become unavailable.
5.3 — Transfer of applications
3WRE forwards to the Partner the applications of students interested in its listings (the "Applicants"), with the information they have entered on the SITES. 3WRE does not check this information and is not liable for any inaccuracy in it.
This transmission puts the Applicant in contact with the Partner, with a view to concluding a lease. The Partner indicates the outcome of each application, and in particular the signing of a lease. The signing of a lease gives rise to payment of the commission provided for in the contract. If the Applicant is directed to another residence of the Partner's group, the commission remains due.
5.4 — Other offers made to Applicants
3WRE may offer Applicants other accommodation, which is not necessarily operated by the Partner. 3WRE is not liable for any failure to conclude a lease.
Article 6 — Partner's undertakings
6.1 — Information on the accommodation
The Partner provides the full characteristics of the accommodation and residences whose listings it distributes, and keeps them up to date. It warrants their accuracy and indemnifies 3WRE against any third-party claim relating to this information. 3WRE may refuse to publish a listing that is contrary to this contract, to its editorial policy or to the law. The refusal is reasoned.
6.2 — Characteristics of the accommodation
The Partner offers Applicants accommodation in the agreed residences. It undertakes to offer financial terms at least equivalent to those on its official website and its other distribution channels, so that students find a reliable and up-to-date offer on ImmoJeune. The accommodation distributed complies with decency standards.
6.3 — Conclusion of leases
The Partner sends 3WRE the list of Applicants from the SITES who have moved into its residences, in particular by cross-checking files.
Article 7 — Professional area
The Partner has a professional area on pro.immojeune.com, which enables it to update its listings and availability itself.
Article 8 — Financial terms
In consideration for 3WRE's services, the Partner pays the amount provided for in the ImmoJeune price list or in its purchase order. The subscription comprises an annual flat fee and/or a variable amount invoiced on the 1st of each month. Invoices are payable within one month of receipt.
In the event of non-payment on the due date, late payment penalties are automatically due, at a rate of three times the statutory interest rate, together with a fixed indemnity of €40 for recovery costs (Article L.441-10 of the French Commercial Code). After a formal notice that has remained unheeded for 8 working days, 3WRE may suspend the distribution of the Partner's listings until payment. Without payment within the month following the formal notice, 3WRE may terminate the contract.
Article 9 — Ranking of listings
The order of listings in the search results takes into account the promotion options taken out, whether the listing is open to online booking, the Partner's paying-customer status and the date on which the listing was last updated. These parameters are described in Article 5 of the platform Terms of Use (Regulation (EU) 2019/1150, Article 5).
Article 10 — Intellectual property rights
For the performance of the contract and the promotion of their activities, the parties grant each other a non-exclusive authorisation to use their distinctive signs (company name, trade marks, logos, domain names), for the term of the contract. Any use requires the prior written consent of the party concerned, given within 48 working hours. Failing this, the other party may terminate the contract 15 working days after a formal notice that has remained unanswered.
Article 11 — Personal data
Each party processes the personal data to which it has access in compliance with the applicable regulations, as data controller for its own purposes. The Partner uses Applicants' data solely to respond to their housing request. It does not resell it or reuse it for other commercial purposes.
Article 12 — Term and amendment
The contract takes effect upon subscription, for the term provided for in the purchase order, with tacit renewal. 3WRE notifies any amendment to these terms at least 15 days before it comes into force. A Partner who refuses it may terminate the contract before that date.
Article 13 — Suspension and termination
In the event of a breach by one party of its obligations, the other party may suspend performance of the contract or terminate it automatically one month after a formal notice sent by registered letter that has remained unheeded. Termination ends the transmission of applications. Amounts due for the current period remain payable.
Any suspension by 3WRE of all or part of the Partner's listings is reasoned. Any termination at 3WRE's initiative is notified at least 30 days in advance, with its reasons, except in the event of serious and repeated breach, fraud or legal obligation (Regulation (EU) 2019/1150, Article 4). The Partner may challenge the decision at [email protected].
Article 14 — Confidentiality
The terms of the contract, the transactions carried out, and the know-how, methods, strategies and trade secrets of the parties are confidential. The parties impose this obligation on their employees and on third parties involved in the performance of the contract. It does not apply to information that has become public through no fault of the receiving party.
Article 15 — Independence of the parties
The parties are independent. The contract creates between them no partnership, agency, franchise, commercial agency contract or relationship of subordination. They refrain from recruiting the other party's staff during the contract and for the following year.
Article 16 — Assignment
Neither party may assign the contract without first informing the other, except for an assignment resulting from a merger or an internal restructuring of its group.
Article 17 — Liability
The Partner is solely responsible for the content of the listings it distributes and indemnifies 3WRE against any judgment resulting from their publication.
3WRE uses its best efforts to ensure access to the SITES 24 hours a day, 7 days a week. It is bound by an obligation of means and is not liable for interruptions due to force majeure, an external event or necessary maintenance. It undertakes to restore the service within 24 working hours of detecting a malfunction.
Article 18 — Disputes
The contract is governed by French law. The parties shall first seek an amicable solution. Failing this, any dispute falls within the jurisdiction of the courts within the territorial jurisdiction of the Paris Court of Appeal, notwithstanding multiple defendants or third-party claims.
