Article 1 — Definitions
- Tenant: a natural person seeking accommodation for themselves, for non-professional purposes.
- Listing: a rental offer published on the platform.
- Booking: the commitment arising from the Tenant's payment of the Landlord's proposal.
- Landlord: a lessor, whether a private individual or a professional, who publishes a Listing open to online booking.
- Move-in Date: the first day of the tenancy, set in the Landlord's proposal.
- Booking Fee: ImmoJeune's remuneration for the booking service.
- Payment Provider: Stripe Payments Europe Ltd, an authorised electronic money institution, which collects, holds and pays out the funds.
Part A — Online booking
Article 2 — Role of ImmoJeune
ImmoJeune provides a technical booking service: transmission of the application, the Landlord's proposal, secure payment. The Landlord alone sets the terms of its Listing and alone chooses its tenant. ImmoJeune is not the agent of either party and is not a party to the lease. The first month's rent is collected and held by the Payment Provider on behalf of the Landlord: only the Booking Fee accrues to ImmoJeune.
The identity of each Landlord is verified (identity document and selfie) before they can open their property to booking. ImmoJeune does not systematically check the content of Listings.
Article 3 — Booking steps
- Application. The Tenant applies free of charge from the Listing. Nothing is charged.
- Proposal. The Landlord responds within 72 hours. If the Landlord accepts, it proposes a rental period. In the absence of a response, the application expires.
- Payment. The Tenant has 48 hours to pay. The Landlord may make the same proposal to several applicants: the first to pay secures the accommodation. The other payments are then cancelled without any charge.
- Firm booking. The booking is firm as soon as payment is confirmed. Both parties receive a confirmation by e-mail.
- Lease. The Landlord provides a written lease compliant with the law, signed no later than the move-in day, and carries out a joint check-in inventory.
The Move-in Date may fall up to 12 months after the booking.
Article 4 — Price
Before paying, the Tenant sees the breakdown of the amounts:

Payment is made by bank card with strong authentication, or by Klarna instalment payment, according to the options displayed at checkout and Klarna's terms. The first month's rent paid online is set against the first month of the tenancy. It constitutes neither a security deposit nor application fees. The security deposit and subsequent rent payments are paid directly to the Landlord. An invoice for the Booking Fee is sent to the Tenant upon simple request to customer service.
Article 5 — Holding of the first month's rent and move-in confirmation
The first month's rent is held by the Payment Provider and cannot be paid to the Landlord before the Tenant moves in.
From the Move-in Date, the Tenant confirms their move-in from their personal area, using a code received by SMS, or reports a problem by e-mail to [email protected]. The first month's rent is paid to the Landlord when both parties have confirmed the move-in. If both confirmations have not been obtained 7 days after the Move-in Date, ImmoJeune examines the situation in the light of the information provided and decides on payment or refund. No payment is made while a report is under review.
If, 7 days after the Move-in Date, the Tenant has neither confirmed their move-in nor reported a problem, and the Landlord confirms that it kept the accommodation available, the Tenant is deemed not to have turned up. The first month's rent is then paid to the Landlord. ImmoJeune contacts the Tenant before this deadline.
Article 6 — Immediate performance and absence of a right of withdrawal
6.1 — What the Booking Fee covers. It remunerates exclusively three services, all performed no later than confirmation of the Booking:
- transmission of the application and the file to the Landlord;
- collection of the Landlord's proposal and its notification to the Tenant;
- reservation of the accommodation: blocking of the dates, removal of the Listing for those dates, written confirmation to both parties.
6.2 — What it does not cover. The holding of the first month's rent is provided by the Payment Provider, under its own terms. Move-in confirmation and the review of reports are a free guarantee, provided in addition to the booking service. No part of the Booking Fee is allocated to them.
6.3 — When payable. The Booking Fee is only charged upon confirmation of the Booking. Until then, the Tenant may withdraw their application or decline the proposal at no cost, and no amount is debited.
6.4 — Request for performance and waiver. By accepting these terms before paying, the Tenant requests immediate performance of the booking service and expressly waives their right of withdrawal in respect of the Booking Fee. The date of this acceptance is recorded.
6.5 — Consequence. As the service is fully performed upon confirmation, following the Tenant's express request and express waiver, the right of withdrawal does not apply to the Booking Fee (Art. L.221-28, 1°). What happens to the first month's rent is governed by Article 7.
Article 7 — Cancellation and refund
The Tenant cancels by e-mail to [email protected], from their account's e-mail address. The date taken into account is the date on which the request is sent. Time limits are counted in calendar days, from that date to the Move-in Date.

The following constitute a breach by the Landlord:
- accommodation unavailable on the Move-in Date, including in the event of double letting;
- accommodation materially different from the Listing (floor area, amenities, type, misleading photos), indecent, unsanitary or dangerous. A difference in floor area of 10% or less is not in itself a material difference;
- accommodation rendered uninhabitable by a loss event;
- refusal to sign a compliant written lease or to carry out the inventory;
- a lease containing significant undisclosed terms: minimum term, joint and several liability clause, different rent or service charges.
The Tenant reports the problem by e-mail to [email protected], before the Move-in Date, or no later than 48 hours afterwards, with supporting evidence: dated room-by-room photos, written communications from the Landlord, draft lease. ImmoJeune gathers the observations of the Landlord, who has 72 hours, then decides within 7 working days of receipt of a complete file. This decision concerns only the amounts paid online. It does not deprive either party of its right to bring the matter before the courts.
Refunds are made to the payment method used, within 14 days of the cancellation or the decision.
Article 8 — Tenant's obligations
The Tenant provides accurate and authentic documents. Any forged document results in closure of the account. The Tenant books for themselves. The Tenant confirms their move-in or reports a problem within the time limits of Article 5.
Article 9 — Booking through the platform
After a first contact on ImmoJeune for a Listing open to booking, the Tenant undertakes to book through the platform. The Tenant neither offers nor accepts any direct payment intended to avoid the Booking Fee. In the event of proven circumvention, ImmoJeune may issue a warning, suspend the account or claim the Booking Fee that would have been due.
Article 10 — Payment disputes
In the event of difficulty, the Tenant first contacts ImmoJeune. If the Tenant disputes a payment with their bank, ImmoJeune may send the Payment Provider the elements of the file: booking confirmation, dated acceptance of these terms, messages, lease, move-in confirmation. An abusive dispute, in particular after a confirmed move-in, may result in closure of the account and debt recovery action.
Article 10 bis — Archiving
ImmoJeune archives for 10 years the Booking, these terms in their accepted version and proof of payment (Art. L.213-1 of the French Consumer Code, for a contract of €120 or more). The Tenant may access them on request to customer service.
Part B — ImmoJeune Plus subscription
Article 11 — Content and price
The ImmoJeune Plus subscription gives access, for its duration, to:
- unlimited applications, instead of 3 per day;
- unlimited e-mail alerts, instead of 5.
It costs €4.99 incl. VAT per 7-day period, charged by card at the start of each period. It guarantees neither a response from advertisers nor that accommodation will be obtained.
Article 12 — Renewal and termination
The subscription is renewed automatically each week until terminated. The Tenant may terminate at any time, without charge or justification, using the "Cancel my subscription" button in their personal area, which is permanently accessible (Art. L.215-1-1 of the French Consumer Code). The Tenant receives a confirmation by e-mail. Termination takes effect at the end of the current period: the week already begun remains payable, and no further charge is made.
Closure of the account, by the Tenant or by ImmoJeune, terminates the subscription automatically, without any further action.
Article 13 — Withdrawal
The Tenant may withdraw within 14 days of subscribing, without giving reasons, by e-mail to [email protected] or using the form below. By subscribing, the Tenant requests immediate performance of the subscription. In the event of withdrawal, the Tenant is refunded within 14 days, less a pro rata amount for the days elapsed.
Withdrawal form, to be completed and returned to 3WRE, 229 rue Saint-Honoré, 75001 Paris, or to [email protected]: "I hereby give notice that I withdraw from the contract for the ImmoJeune Plus subscription, taken out on [date]. Name: [name]. Account e-mail address: [e-mail]. Date: [date]."
The subscription is a digital service: it benefits from the statutory guarantee of conformity under Articles L.224-25-12 et seq. of the French Consumer Code.
Article 14 — Complaints, mediation, governing law
