Beautiful and Spacious Appartment (Studio) of 33m2 with separate fully equipped kitchen and a large terrace (18m2).
Main room : 1 double bed 140X200, 1 desk, 1 wardrobe, 1 shelve - A lounge corner in the same room with a sof and a coffee table.
- An independent equipped kitchen with dishwasher, microwave, cooking plates, dishes.
- 1 Bathroom with modern shower, washing machine
- 1 separate toilet.

The living room and kitchen overlook the terrace and the apartment is very bright and pleasant.
Located on the 6th floor with elevator in a building of good standing, very well maintained.

Rental price and payment methods are (for one student living in the studio) :

• - Rental price = 660€ + Rental charges = 120€ (hit, cold and hot water, rental charges etc..)
• - Electricity fee = 45€ + Internet access fee = 25€
The totaly get 850€/month all included.
This price is calculated for 1 person living alone in the studio, the contract is drawn up for a single student living in the studio, it is therefore forbidden to accommodate other people.
For foreigners, the rental is payable by quater the 1st of every trimester, because the parent’s garantie in France don’t work for foreigners.

• A Deposit of 1330 euros (caution, pledge) is asked at arrival (to be payed at last the day of entrance) in case of any damages in the apartment throughout the rental period).

To be expected in supplement :
- €50 for the preparation and cleaning of the appartment made for you for your arrival (to be paid on arrival or with the first month in addition)

Application to be completed by the student:
- financial proof of parents: Last tax notice and the last 3 salary sheets + that of December
- Student and guarantor parent identification
- University Certificate of Registration
- Rental contract to be signed and returned with the first month of rental
- Student home insurance (to be taken and shown on the day of arrival.
- to pay the first month of rental in advance for booking, (and the balance of the quarter by the day of arrival).

Others Conditions :
NB: the apartment is completely non-smoking.
No pets allowed
Parties and noises are prohibited, we ask to respect places because the apartment is quiet, new and impeccable.

- Edhec 20mn en Tram (arrêt devant l’établissement)
- Gare SNCF à 2 min de tram ou 10mn à pieds

- 1 entrée avec placard de rangement et buffet.
- 1 grande pièce à vivre, meublée d'un lit 140X200, un chevet, une armoire, un bureau, chaise, étagère, lampes.
- Un coin salon (dans la même pièce) avec un canapé, une table basse.

CONDITIONS DE PAIEMENT : Contrat bail étudiant uniquement (9 mois)
Etudiants Français : sous réserve de garantie parentale (exigée), paiement mensuel
- Loyer HC = 660€ + forfait charges locatives (eau chaude et chauffage compris) = 120€

- L’Electricité et le forfait Internet ne sont pas compris dans les charges locatives :
- Forfait EDF : 45€ mensuel en sus
- Forfait accès internet : 25€ mensuel en sus
Ce qui fait un total mensuel tout inclus de 850€ (Le tarif est établit pour 1 personne (étudiant) habitant seule dans le studio) donc les colocations ne sont pas permises, et l'étudiant ne peut pas loger d'autres personnes chez lui pendant sa location.

CAUTION : 2 mois de loyer HC soit 1330€ (remboursable en fin de séjour après état des lieux positif)

Dossier à remplir par l' étudiant :
- justificatifs financiers des parents : Dernier avis d'imposition et les 3 dernières feuilles de salaire + celle de Décembre
- piece d'identité de l'étudiant et du parent garant
- Attestation d'inscription de l'Université
- Contrat de location à signer et à renvoyer
- Assurance habitation étudiante (à prendre et à montrer le jour de l'arrivée)
- Autres dépense Ponctuelle : Grand ménage et préparation de l'appartement pour votre arrivée : 50€ à régler avec le premier mois ou à l'arrivée.
Le premier mois de loyer doit être versé à la réservation et la signature du contrat.
