About the Pepper MillThe Pepper Mill is a brand-new student accommodation in Edinburgh, which opened in September 2025. It has everything you’ll ever need, all under one roof. Located in the great Canonmills area of Edinburgh Town Centre, an area full of local cafés, restaurants, small shops, food stores and the like, offering everything a student needs. All studios are carefully designed with their own kitchenette with appliances, an ensuite shower and carefully selected furniture.We have truly remarkable and very spacious social spaces for you to enjoy at The Pepper Mill, and you’ll be making new friends in no time. Relax in The Pepper Mill’s cosy residents’ lounge with a multitude of comfy seating areas, waiting for you to kick back and wind down after a long day of lectures! With the co-working study and library, you can focus on your coursework or revise for your exams in a dedicated study environment with fellow students or on your own. Afterwards, reward yourself with a game of pool or Mahjong in the games room.Supercharged WiredScoreTM-certified WiFi provides connectivity wherever you are in the building. With up to 250 Mbps Wi-Fi included in your stay, your virtual presence is fully supported throughout the building.Fancy a chilled evening watching a movie? Our cinema room provides a massive 98” screen and a comfy space to relax with friends. If you fancy cooking with others, make your way to the fully equipped Mrs Clerk’s kitchen, where you can cook with your friends (but you will need to bring the ingredients), enjoy the odd cooking class or take your breakfast with your friends! Or simply grab a pastry and a hot chocolate on your way out in the morning!A fully equipped gym and fitness room are provided on the ground floor with all the right stuff. There's also a laundry room and bicycle storage provided,d and some super landscaped gardens. To ensure your total safety, there’s CCTV across the building and a smart door entry system for maximum security, with entry only by residents living with us.Katie and her team ensure there are plenty of social events throughout the year, ranging from puppy yoga, ping pong competitions, pizza nights, quiz nights, and the like!In this secure, gated community, you will simply be able to enjoy all the comforts that top-tier student living can offer! Relax in your own comfort in your private studio or take full advantage of the uniquely designed shared spaces, guaranteed to make you feel right at home.Another plus, grab one of our free bikes and discover the best of Edinburgh on two wheels! Whether you're heading to lectures, popping into town, or just cruising around to clear your head, it’s the perfect way to get around. The on-site team are happy to answer any questions you may have, big or small. Or use the KLIQ app created especially for residents at The Pepper Mill to make the most of your stay! Book sole use of the study room, or book Mrs Clerk’s kitchen if you want to entertain your friends with a home-cooked meal!
